Re: Sketch Plan Application
Members of the Board,
In support of the attached sketch plan application, we are submitting the following narrative: The
project, located at 1200 Airport Drive, South Burlington, VT, is a proposed 102 room hotel. An RFP was
issued by the airport to solicit an architect and a developer to bring this project to fruition. Rabideau
Architects was selected as the architect, and Alpha Inn Management and DEW were selected as
developers.
Project description:
Alpha Inn management in conjunction with DEW proposes to construct a five story hotel at the airport.
The hotel will include 102 rooms, lobby and common areas, a fitness center, and restaurant. The
building is proposed to be located at the southern end of the existing parking garage. It is proposed to
stand away from the garage to accommodate an access drive for circulation and emergency vehicles. As
defined by the code this hotel is considered an airport use and will serve aviation passengers and
industry professionals. Service will be provided to travelers and locals alike with the accommodations
and restaurant services.
Parking/Access and Buffer Strip:
Our proposal includes keeping mature trees within the 50’ setback to maintain the streetscape and
buffer to the residential neighborhood across the street. The addition of this hotel will create a
welcoming ambiance at the main public entrance to the airport compound. A restaurant on the first
floor will provide lively activity in the warmer months, as well as provide a convenient dining experience
for travelers outside of the airport terminal, in immediate proximity to their accommodations.
Approximately 40 parking spaces will be provided for hotel patrons in the parking garage adjacent to
the hotel, connected at an upper level by a bridge. Employee parking will be managed consistently
with current airport policies regarding employee parking usage and location.
Setbacks/Height waiver:
We are seeking approval for a variance to wave the height limit. The height limit in this zone is 35 feet
and the proposed height is approximately 65 feet. The stair towers at the northern end of the garage
rise 71’ above finished grade; the main garage at the northern end is approximately 58’ above finished
grade. There is potential in the future for expansion of the parking garage over the southern end. As
such, our proposal maintains the general height and feel on the street that has been created by the
garage and the mature landscape. We are also requesting a 10’ variance to the front yard setback. The
relationship between the structure and the existing drive lane do not accommodate increasing the front
setback in accordance with 3.07.D(2)(a). The proposed location does not fall within the designated
Airport Approach Cones.
Entry:
The principle entry to the hotel is via a canopied drive lane and bypass lane at the east end the building.
The canopied drive lane will accommodate curb side service. The bypass lane will provide access to the
garage and the one way access lane between the hotel and the garage. Patrons will have access
between the hotel and the parking garage via a sky bridge. This will provide travelers continuous
covered access to the airport via the garage and subsequent sky bridge connecting the parking garage
and the airport terminal.
Materials:
The exterior materials are a mixture of stone, brick and clapboard siding. The traditional material pallet
is combined with modern accents in the window selection, deep roof overhang supported by modern
brackets.
Conclusions:
The proposed hotel will add to the ease of air travel at the Burlington International Airport. The
addition of a restaurant and other amenities will benefit the airport and potential travelers. This project
will not produce electrical interference with radio communications or radar operations at the airport.
No part of the design will produce bright light or glare that would interfere with air traffic. The height of
the proposed structure is in keeping with the height of surrounding structures and does not interfere
with air traffic at the airport. This project will be a tremendous asset to the airport and the city of South
Burlington. Thank you for your time and consideration on this project.
