following findings:
1. TRAFFIC
ACCESS
- Even though
the property has multiple access
points,
this should
not create a
problem since Berard Drive is a low
volume, dead-end street.
2. CIRCULATION AND PARKING - Existing drive -through pattern will
be extended in the new addition.
3. LANDSCAPING $ SCREENING - Moderate revision_ ttoo�landscaping will
be required.
4. OTHER - A revised property boundary line is necessary. Location to be
approved by the City Planner.
