#5 Sketch Plan - Quarry Hill Condominiums
50 condominiums are proposed on a parcel of approximately 8
acres, located entirely within the R-7 district. A major protion
of this site is presently occupied by an access road, Quarry Hill
Road, and an abandoned quarry, which is the site of the Quarry
Hill Tennis & Swim Club. The roadway must be upgraded to City
standards. The status of the Quarry Hill Club must be ascertained -
whether it is to'continue as a private club, or become the property
of the homeowners association. Shallow depth to bedrock, and pre-
cipitcus drops at the quarry's edge are predominant site considerations.
The plan submitted suffers from a plethora of zoning and layout
problems such as buildings sited over utility lines, inadequate
building separations and setbacks, inaccessible garages, possibly too
many units, etc. I have been unable to convince Mrs. DesLauriers
that planning the development of a parcel as complex and unusual as
this one demands the skills of a professional.. I suggest that the
Commission require this as a prerequisite of any further submissions,
to avoid wasting more of her time, mine, or that of the Commission.
