A seventh curb cut is proposed at the northerly end of the property to access a new 20 space parking lot. Section 26.103(a) of the zoning regulations states that "unless specifically approved by the Planning Commission there shall be a maximum of one driveway per lot accessing a public street." Circulation on the site is adequate. 4. Coverage/ setbacks: Building coverage is 16.6% (maximum allowed is 30%) . Overall coverage is 37.3% (maximum allowed is 70%). Front yard coverage is 22.7% (maximum allowed is 30%). Setback requirements are met. 1 5, Parking: A total of twenty four (24) spaces are required and 29 spaces will be provided including two (2) handicapped spaces and a bike rack. 6, Landscaping- The minimum landscaping requirement, based on building costs, is $4050 which is being met. Lighting: Exterior lighting consists of seven (7) building mounted 100 watt high pressure sodium lights with downcasting shielded fixtures. 10.
