FINDINGS OF FACT AND DECISION

Re: Findings of Fact, final plat application of Steven Lidofsky and Lis Barfod for boundary line
adjustments for lots one through five.
On the 16th of May, 2000, the South Burlington Development Review Board approved the final plat
application of Steven Lidofsky and Lis Barfod under Section 204 of the South Burlington Subdivision
Regulations based on the following findings:
This project consists of boundary line adjustments for lots one through five. The South
Burlington Planning Commission approved the final plat for Meadowwood at Spear in 1976.
Since that time, there have been several revisions, including one boundary line adjustment. The
proposal will both decrease and increase the lengths of lot lines.
2. These properties are lots one through five, Pheasant way and are located within the Residential
Two District.
Boundary Line Adjustments: The boundaries for Lot One will decrease on the north side from
359.74 feet to 349.9 feet and increase on the west side from 138.83 feet to 139.07 feet. Lot
Two's boundary lines will increase on the east side from 138.83 feet to 139.07 feet and on the
west side from 425.96 feet to 425.98 feet. Lot Three's will increase on the east side from 425.96
feet to 425.98 feet and decrease on the west side from 443.04 feet to 442.97 feet. Three of the
four boundary lines on Lot Four will change in length. The north boundary will increase from
146.19 feet to 156.19 feet. The east side wilt decrease from 443.04 feet to 442.97 feet while the
west boundary from 459.90 to 459.59. Lot five east boundary will decrease from 443.04 feet to
442.97 feet and the west boundary from 482.12 to 481.75 feet.
4. Easements: The proposed boundary line adjustments will not effect the Pheasant Way right -right-
of-way or the 15 foot drainage easement between Lot One and Lot Two.
5. Setbacks: Buildings and building envelopes have been delineated on the plans. All buildings
appear to satisfy setback requirements.
DECISION AND CONDITIONS
Based on the above Findings of Fact, the South Burlington Development Review Board approves
final plat application #SD-00-21 of Steven Lidofsky and Lis Barfod to create boundary line
adjustments for lots one through five, Pheasant Way, as depicted on a plat entitled, "Plat of
Subdivision Meadowood at Spear South Burlington, Vermont", prepared by Trudell Consulting
Engineers, Inc., dated 6/77, last revised on 2/16/00, with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect.
2. Any change to the plat plan shall require approval by the South Burlington Development Review Board.
3. The final plat plan shall be recorded in the land records within 90 days or this approval is null and void.
The plan shall be signed by the Board Chair or Clerk prior to recording.
