Final Plat Plan application #SD-06-72 of Peter Cherourny & Susan Jacques for a boundary line
adjustment between 43 Pheasant Way and 15 Quail Run.
The applicant is proposing to adjust the boundary between the two properties in order to comply
with a judicial order issued in 1986 (attached). The total acreage conveyed as a result of this
boundary line adjustment is 0.02 acres. This is a minor property line adjustment and results in
no substantial change to setbacks, coverages, or other dimensional requirements as regulated
in the South Burlington Land Development Regulations. Both properties are still in full
compliance with the Land Development Regulations.
The applicant appeared before the Development Review Board for sketch plan review on June
20, 2006 (minutes attached). The Board had no concerns at that time. There have been no
changes to the application since the sketch plan review.
Staff fully supports the property line adjustment and recommends that the South Burlington
Development Review Board approve Final Plat Application #SP-06-72.

Sketch plan application #SD-06-44 of Peter Cherourny & Susan Jacques for a boundary line
adjustment between 43 Pheasant Way and 15 Quail Run.
Staff fully supports the property line adjustment as specified in application #SD-06-44 and
recommends that the applicant proceed to final plat plan review.
THIS PLAT IS BASED ON THE FOLLOWING:
1) DEEDS RESEARCHED IN THE CITY OF SOUTH BURLINGTON
LAND RECORDS.
2) A FIELD TRAVERSE CONDUCTED WITH A TOTAL STATION
ON 5/15/06. BEARINGS ARE BASED ON MAGNETIC NORTH
TAKEN FROM THE PLAT RECORDED IN MAP SLIDE 109.
3) REBARS SET ARE NO. 5 REINFORCING BARS WITH
ALUMINUM CAPS STAMPED "TRUDELL CONSULTING
ENGINEERS, LS 488".
4) PHEASANT WAY AND QUAIL RUN WERE CONVEYED TO THE
CITY OF SOUTH BURLINGTON IN VOLUME 199 PAGE 152.
5) DISTANCES ARE ACCURATE TO THE NEAREST 0.05' AND
ARE SHOWN TO THE HUNDREDTH OF A FOOT FOR
MATHEMATICAL CLOSURE PURPOSES ONLY. BEARINGS ARE
ACCURATE TO THE NEAREST 10 SECONDS AND ARE SHOWN
TO THE SECOND FOR MATHEMATICAL CLOSURE PURPOSES
ONLY.
6) THE PURPOSE OF THIS PLAT IS TO SHOW THE LINE
BETWEEN LOT 26 AND LOT 27 AS DESCRIBED IN A
