Re: Findings of Fact, application of Agway Petroleum Corporation
for conversion of a 2880 square foot building to storage and
distribution use, 12 Berard Drive.
On the 10th of October, 1989, the South Burlington Planning Com-
mission approved the request. of Agway Petroleum Corporation for
revised site plan review under Section 19.10 of the South Burl-
ington Zoning Regulations based on the following findings:
1. TRAFFIC ACCESS: Access is via a 20 foot curb cut on Berard
Drive. The plan shall be revised to show a minimum 18 foot wide
drive leading to the tank.
2. CIRCULATION & PARKING: Current circulation and parking are
adequate. There are provisions for 13 parking spaces. 13 spaces
are required by the Zoning ordinance.
3. LANDSCAPING & SCREENING: The applicant shall post a $2,700,
3-year landscaping bond prior to permit. The plan shall be
revised to show a row of mugho pines on the north side of the
30,000 gallon tank to appropriately screen the view of the tank
from the Winooski River.
4. OTHER: a) The plan shall be revised to show an additional
hydrant on the property in a location to be approved by the Fire
Chief. b) tank storage shall conform to all State and Federal
regulations. c) The applicant shall submit a revised plan which
addresses the stipulations to the City Planner and Fire Chief for
approval prior to permit. d) No trailers shall be used for stor-
age on the site. e) It is the Commission's opinion that the
proposed use will not cause a safety hazard or adversely affect
adjoining properties. f) The building permit shall be obtained
within 6 months or this approval is null and void.
