HomeMy WebLinkAboutSP-93-0000 - Decision - 0012 Berard DriveFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Jr, v -OL'900 Re: Findings of Fact, application of Agway Energy Products for construction of a 600 square foot loading dock and 300 square foot accessory structure for propane tank maintenance, 12 Berard Drive. On the 27th of April, 1993 the South Burlington Planning Commission approved the request of Agway Energy Products for site plan review under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of the construction of a 151x20' accessory building with a 15' x 20' open loading dock. The Planning Commission last reviewed this site on September 26, 1989 when it approved the current use. 2. This property located at 12 Berard Drive lies within the Mixed Industrial and Commercial District. It is bounded on the east by Omega Electric warehouse, on the west by 7-Up, on the north by a steep bank and on the south by Berard Drive. 3. Access/circulation: Access is provided by one (1) 20 foot curb cut on Berard Drive. No access changes proposed. Circulation is adequate. 4. Parking: No additional parking spaces required. The plan shows 13 spaces which is the number required. 5. Landscaping: The minimum landscaping requirement for this project is $870 which will be met. Additional White Pines will be planted along the top of the bank to screen the building from the Winooski River. A note should be added to the plan indicating that eight (8) White Pine trees 5' - 6' in height will be planted. 6. Coverage/setbacks: Building coverage is 7% (maximum allowed is 30%). Overall coverage is 38% (maximum allowed is 70%). Setback requirements are met. DECISION & CONDITIONS Based on the above Findings of Fact, the Planning Commission approves the site plan application of Agway Energy Products for construction of a 600 square foot loading dock and 300 square feet accessory structure for propane tank maintenance as depicted on a 1 plan entitled "Proposed LPG Tank Location" prepared by JRB with a stamped received date of 4/15/93, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. Plan shall be revised prior to issuance of a zoning/building permit to include a note indicating that 8 white pine trees, 5 feet to 6 feet in height will be planted. Three copies of the revised plans shall be submitted to the City Planner. 3. The applicant shall obtain a zoning/building permit within six months or this approval is null and void. 4.
