Re: Findings of Fact, application of Patrick Ayer to amend a previously approved plan for a 9761
square foot building consisting of 3200 square feet of vacant space and 6561 square feet of auto
repair and service use. The amendment consists of expanding the area used for auto storage and
parking, 4 Berard Drive.
On the day of August, 1998 the South Burlington City Planner approved the request of
Patrick Ayer to amend a previously approved site plan under Section 26. 10 of the South Burlington
Zoning Regulations based on the following findings:
1. This project consists of amending a previously approved plan for a 9761 square foot building
consisting of 3200 square feet of vacant space and 6561 square feet of auto repair and service use.
The amendment consists of expanding the area used for auto storage and parking. The only issue
affected by this amendment is coverage.
2. This property located at 4 Berard Drive lies within the IC District. It is bounded on the north by
undeveloped land, on the east by a restaurant (Pizza Putt), on the west by a multiple use commercial
building, and on the south by Berard Drive.
3. Coverage: Building coverage is 10. 1% (maximum allowed is 30%). Overall coverage is 34.8%
(maximum allowed is 70%). Front yard coverage is 13.3% (maximum allowed is 30%).
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington City Planner approves the site plan
application of Patrick Ayer to amend a previously approved plan for a 9761 square foot building
consisting of 3200 square feet of vacant space and 6561 square feet of auto repair and service use.
The amendment consists of expanding the area used for auto storage and parking, 4 Berard Drive,
as depicted on a plan entitled, "Autobahn Body Works, Inc. 4 Berard Drive South Burlington,
Vermont," prepared by Llewellyn, Inc., dated July, 1998, last revised July 24, 1998 with the following
stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain in
effect.
2. Any change to the site plan shall require approval by the South Burlington Planning Commission.
