We feel the revisions are minor and should not need a formal hearing. The revisions appearing on the enclosed plan "Pump House Site Plan" last revised 10/20/98 include: 1) General drainage revisions including replacement of an existing deteriorated storm line under the driveway of #11 Pavillion Ave., an addition of a yard inlet structure, and the addition of stone in the new swales to stabilize the banks. 2) The addition of a generator driven backup power system with new buried LP tank. The generator will sit on a 4'x8' concrete pad and will have a steel box type enclosure (see example enclosed). The buried tank will be leased and the only visible structure will be a fill pipe. All other piping will be underground. Construction at this site is well underway, therefore a response on this matter as quickly as possible would be greatly appreciated. The pump house will be wood frame with a shingle roof. The District hopes to remove the old tank but the process is very expensive because of such things as lead paint. The site will be cleared for the project, but a large maple and spruce can be saved. After construction, the site will be revegetated. Mr. Crow asked if the old tank is safe to remain. Mr. Dickinson said it is. There is no danger of collapse. Members expressed concern that it might deteriorate in the future and become a PLANNING COMMISSION JpFebruary 1998 page 2 hazard. Section 26.105 of the Zoning Regulations states that the Planning Commission may grant some credit for existing trees or for site improvements other than tree planting. The value of trees which will be preserved has been estimated at $1,600 by our Landscape Architect, Jim Donovan. Removal of the existing well house and shed will increase the overall aesthetics of the site. Additionally, the new building be much more in character with the existing surrounding residences. The Fire District also hopes to remove the existing elevated steel water tank. Due to funding limitations, it has been necessary to include that as an alternate in the bid package for this project, so it is possible that removal of that tank might be delayed until funds become available. Based on the above, we request that the preservation of trees, removal of existing structures and other site improvements be used as a credit against the landscaping requirement for this project. The only proposed exterior light will be mounted above the doors to the pump house. Because it is intended only to provide a sufficient amount of lighting to deter vandalism, a photocell activated 35 watt high pressure sodium downshielded fixture has been selected. A cut sheet for the proposed light is enclosed. The existing well house and existing shed will be removed as part of this project. This is noted on plan sheet #6. We also have building elevations and details for the new pump house building which we will bring to both the Zoning and Planning meetings.
