Re: Findings of Fact, application of South Burlington Fire District #1 to amend a previously
approved plan for a 20' x 20' pump house and 20' x 20' concrete water storage tank. The amendment
consists of 1) constructing a 4' x 8' concrete pad for an emergency electrical generator, and 2)
installation of an underground propane tank, Pavilion Avenue.
On the day of November, 1998, the South Burlington Director of Planning & Zoning approved
the request of South Burlington Fire District #1 for site plan review under Section 26.10 of the South
Burlington Zoning Regulations based on the following findings:
1. This project consists of amending a previously approved plan for a 20' x 20' pump house and 20'
x 20' concrete water storage tank. The amendment consists of: 1) constructing a 4' x 8' concrete pad
for an emergency electrical generator, and 2) installation of an underground propane tank. The only
issues affected by this application are coverage and setbacks.
2. This property located at the north end of Pavilion Avenue lies within the Queen City Park District.
It is bounded on the west and north by Red Rocks Park, and on the south and east by residences.
3. Coverage/setbacks: Building coverage is 3.1 % (maximum allowed is 20%). Overall coverage is
14.3% (maximum allowed is 40%).
Setback requirements are met.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Director of Planning & Zoning approves
the site plan application of South Burlington Fire District #1 to amend a previously approved plan
for a 20' x 20' pump house and 20' x 20' concrete water storage tank. The amendment consists of
1) constructing a 4' x 8' concrete pad for an emergency electrical generator, and 2) installation of an
underground propane tank) Pavilion Avenue, as depicted on a plan entitled "South Burlington Fire
District #1 Water System Improvements Queen City Park South Burlington, Vermont Pump House
Site Plan" prepared by Lamoureux, Stone & O'Leary Consulting Engineers, Inc. dated 4/1/97, last
revised 10/20/98 with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain in
effect.
2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the
zoning regulations or this approval is null and void.
3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer
prior to the use of the emergency electrical generator or propane tank.
4. Any change to the site plan shall require approval by the South Burlington Planning Commission.
