The Board of Adjustment finds as follows: 1) The area is zoned Q.C.P. District. 2) Section 11.50 prohibits increasing the footprint and overall size of a non -complying structure. 3) The structure in question is non -complying to setback requirements. 4) The proposed renovations will not alter the existing setbacks. 5) The overall increase in living space is 533 square feet. 6) Character of the area will not be altered. 7) Lot is small and irregular typical of Queen City Park. 8) The hardship predates applicant's ownership.
