FINDINGS OF FACT AND DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, final plat application of the Patchen Road Group, LLC to amend Condition # 12
of the 4/16/96 approval to allow for the storage and parking of recreational vehicles, 201 Patchen
Road.
On the 16th of May, 2000, the South Burlington Development Review Board approved the final plat
application of Patchen Road Group under Section 204 of the South Burlington Subdivision
Regulations based on the following findings:
1. This project consists of amending one of the conditions of approval. Condition #12 of the 4/16/96
states: " As expressly represented by the applicant, the Homeowners Association documents shall prohibit
the on -site storage and parking of recreational vehicles". The applicant requested amending this condition
to allow for the on -site storage of recreational vehicles as long as they are solely contained within the
garage appurtenant to each unit.
2. The owner of record is the Patchen Road Group, LLC.
3. This project is located at 201 Patchen Road in the Residential Four District. It is bounded on
the east by Patchen Road, on the west and east by single family residences and on the south by
Summer Woods condominiums.
DECISION AND CONDITIONS
Based on the above Findings of Fact, the South Burlington Development Review Board approves
final plat application #SD-00-23 of the Patchen Road Group, LLC to amend Condition # 12 of the 4/16/96
approval to allow for the storage and parking of recreational vehicles, 201 Patchen Road with the
following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect.
2. Condition #12 of the 4/16/96 approval is amended to read as follows: "As expressly represented by the
applicant, the Homeowners Association documents shall prohibit the outside storage and parking of
recreational vehicles. All recreational vehicles shall be parked entirely within the garage space."
3. Homeowner's documents shall be revised and shall require approval of the City Attorney.
4. Any change to the final plat plans shall require approval by the South Burlington Development Review
Board.
