We are seeking a 25' road frontage variance to construct a 24106'
second floor plus a 201x20' two story addition. This will convert
a single family dwelling to a two family dwelling. The lot has
14,250 square feet with 75' road frontage at 160 Patchen Road and
a depth of 190'.
1. We feel this variance is warranted because the Mountain View
subdivision (1945) created this 75'xl90' lot before zoning
regulations existed. Please note on attached map that all
neighboring lots are of the same size or smaller. The side,
front and rear setbacks are all complying.
2. There is no possible way to conform with the zoning regulations
as the side lots have dwellings on them; we are not able to
purchase more land.
3. Same as in #1.
4. We do not feel that this variance will alter the character of
this residential neighborhood other than Ito upgrade the
property. It is presently in a somewhat neglected state. It
should be noted that the adjacent property on the south side
is a two family dwelling.
5. This addition of 1264 square feet is necessary for our family,
of four.
