DECISION & FINDING OF FACT
On the 8th day of April, 1991, the South Burlington Zoning Board
of Adjustment heard evidence regarding the appeal of Thomas and
Kathryn Laidman, 79 Patchen Road, based on the following facts
and findings:
1) Lot has existed in present configuration for 56 years.
2) Changing district from residential to commercial created the
hardship.
3) Any reasonable commercial use of the property would require
a variance.
4) A twenty foot driveway is required in order to use property
for commercial use.
Based upon the above stated facts and findings the applicant's
request for a variance is hereby approved.
Stipulation:
That any change of use of this property is subject to review by
the Zoning Board of Adjustment.

including irregularity, narrowness, or shallowness of lot
size or shape, or exceptional topograhical or other physical
conditions peculiar to the particular property, and that the
unnecessary hardship is=due to such conditions, and not the
circumstances or conditions generally created y the
