Re: 0 Variance request for construction of an addition to the existing non conforming structure at 40 Patchen Road in S. Burlington We address the five variances questions as follows; 1) The location of the existing building, which is completely within the current setback requirements is the unique circumstance associated with this lot. In attempting to place an addition on any side of this building, we are in a situation where a proportion of the addition is also in the setback area. 2) Because of the buildings present location, an addition cannot be constructed within the setback requirements. 3) The building exists in this location prior to the applicant taking ownership. 4) The proposed use of the building is for professional office space, similar to the adjacent properties at this intersection. 5) PlIcing the addition on the rear of the existing building is the least obtrusive to the current zoning setback. Locating the addition on the rear allows at portion of the addition to be built within the setback requirements.
