Re: Findings of Fact, application of Richard Farnham for conver-
sion of a 1960 square foot building with mixed residential/retail
use to mixed office/residential, 10 Patchen Road.
On the 25th of April 1989, the South Burlington Planning Commis-
sion approved the request of Richard Farnham for site plan ap-
proval under Section 19.10 of the South Burlington Zoning Regula-
tions based on the following findings:
1. TRAFFIC ACCESS: Access from Patchen Road is via a 20 foot
wide paved drive.
2. CIRCULATION AND PARKING: Circulation is shown towards the
rear of the building to a paved parking lot. Access from this
paved drive provides circulation to the northwest and southeast
portion of the lot. Parking required is 6 spaces; 16 spaces are
planned.
3. LANDSCAPING & SCREENING: Existing and proposed plantings are
adequate.
4. OTHER: The applicant shall contribute $210 to the Williston
Road Traffic Impact Area #1 program based on the 4 peak hour
trips to be generated.
5. OTHER: The zoning permit shall be obtained within 6 months
or this approval is null and vo.'d.
