Dear Mr. Howard:
This is in response to your letter of August 29, 2014 requesting approval for a new tenant at
your 10 Patchen Road property under your umbrella approval. The new tenant is Nail
Goddess (personal service use) occupying approximately 1000 sq. ft. with two (2) treatment
stations. This tenant would occupy the space previously occupied by a retail store use.
A review of the maximum number of parking spaces available and the maximum number of
vehicle trip ends allowed indicates that the change in use will not exceed the limits allowed.
Since this tenant change will result in a change in use, you will need to obtain a zoning
permit. Please contact Administrative Officer Ray Belair to process this permit.
Also, please note that you must obtain additional wastewater allocation, if needed, prior to
the issuance of the zoning permit.

I am writing to you on behalf of a new potential tenant for 10 Patchen Road
in South Burlington, VT 05403. This property is owned and operated by Hinsdale
Properties and has been a commercial property for a number of years.
The most recent tenant operated a home goods and antiques store operating
within the zoning parameters of the Retail Services section. The tenant, Julia Lucia
is aware of the parameters that she would need to stay within for this property set
forth in the umbrella zoning coverage at this location.
Tenant Lucia would be operating only the first floor of this property,
approximately 1,000 sq. ft. The remainder of the property will be left vacant.
Heavy traffic flow in and out would be within the 10:00am and 2:OOpm window as
stated. Parking will not be an issue at this property and will be sufficient for what
is required from zoning. The waste water usage will stay within the accepted range
for this property and there will be no adjustments to the size or exterior of the
property.
