HomeMy WebLinkAboutSP-90-0000 - Decision - 0020 Palmer CourtFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON 1 Re: Findings of Fact, application of Alan Palmer for construc- tion of a 7500 square foot building for industrial/warehouse use, lot #4, Muddy Brook. On the 13th of March, 1990, the South Burlington Planning Commis- sion approved the request of Alan Palmer for site plan review under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is via 25 foot curb cut on Palmer Court. 2. CIRCULATION & PARKING: The plan shall be revised to show a handicapped parking space in the southeastern parking area. 10 parking spaces are required, 16 are provided. Circulation is provided on the north, south and west sides and is adequate. 3. LANDSCAPING & SCREENING: The applicant shall post a $3,600, 3-year landscaping bond prior to permit. The landscaping plan shall be revised to indicate the size of proposed plantings. 4. OTHER: a) The plan shall be revised prior to permit to show the location of the dumpster, which shall be adequately screened. b) The plan shall be revised prior to permitting to show the location and type of site lighting. All lighting shall be down- cast luminare. c) the applicant shall contribute $99 to the Williston Road Improvement Fund based on the 10 peak hour trip ends to be generated by this project. d) Plans for an on -site sewage disposal system shall be submitted to the City Engineer for approval prior to permit. e) There shall be no trailers used for storage on the site. f) A revised plan addressing the stipu- lations shall be submitted to the City Planner for approval prior to permit. g) A building permit shall be obtained within 6 months or this approval is null and void.
