Ltd., for an 11,400 s . ft. warehouse and office building on o 2, Muddy Brook Industrial Park On the 26th day of Sbptember 19 78 , the South Burlington Planning Commission approved or XNNEWd the request of Alan Palmer, agent for site plan approval under Section 11.70 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS - Adequate due to location cn short, dead-end street, and proper grade on driveway. 2. CIRCULATION AND PARKING - Meets minimum standard for tractor trailer circulation; ample parking has been provided for employees. 3. Ltd., for an 11,400 sq. ft. warehouse and office building on lot Muddy Brook Industrial Park On the 9Atr da4z of September 19 78 , the South Burlington Planning Commission approved or kmdDM the request of Alan Palmer, agent for site plan approval under Section 11.7 of the South Burlington Zoning Regulations subject to the following conditions: 1. A landscat)ina bond of $3600 shallbe posted. 2. The fire hydrants at the end of the cul-de-sac shall be installed prior to occupancy. o / South Burlington Planning Commission Site Plan Review, "1posed warehouse and office, lc f2, buddy Brook Industrial Park ----- --- Mr. Ewing removed himself from discussion of the application due to a possible conflict of interest. Mr. Alan Palmer located the new building for the Commission. It will be a storage building with work area and will have a two story office building also. Water will come from Champlain rater District and two fire hydrants will be put in. The building will be steel and leased to Yamaha Ski. The soils are good for a septic system, which will be put in. The area behind the building will be gravel right now although it may be paved later. Mr. Page said the drive met the minimum standards for large trucks to turn around it and Fir. Szymanski felt it was adequate. Mr. Woolery moved that the South Burlington Planning Commission approve the site plan proposal of Alan Palmer, for an 11,400 square foot warehouse and office, as depicted on a plan entitled, "Site Plan Lot 2 N_uddy Brook Industrial Park. drawn by Palmer Co., Ltd, dated 9 7 78, subject to the following stipulations: 1. A landscaping bond of 33600 shall be posted. 2. Two fire hydrants shall be installed prior to occupancy, asaiDzroved b;; the Fire Chief. Fir. Jacob seconded the motion and it passed unanimously.
