HomeMy WebLinkAboutSD-04-42 - Decision - 0200 Old Farm RoadCITY of SOUTH BURLINGTON DEPARTMENT of PLANNING & ZONING HOMESTEAD DESIGN - PLANNED UNIT DEVELOPMENT FINAL PLAT APPLICATION #SD-04-42 FINDINGS of FACT AND DECISION Homestead Design, Inc., hereafter referred to as the applicant, is requesting final plat approval to amend a planned unit development consisting of 117 multi -family residential units in 16 buildings. The amendment consists of: 1) a request for the "as -built" relocation of Building G; 2) a request for handicapped -accessible sidewalks to Buildings E, F, G, H, J, and M; and 3) a request for the "as -built" location of clustered mailboxes, Stonington Circle. The South Burlington Development Review Board held a public hearing on July 6, 2004. Michael Burke represented the applicant. Based on testimony provided at the above mentioned public hearing and the plans and supporting materials contained in the document file for this application, the Development Review Board finds, concludes, and decides the following: 1. The applicant is requesting final plat approval to amend a planned unit development consisting of 117 multi -family residential units in 16 buildings. The amendment consists of: 1) a request for the "as -built" relocation of Building G; 2) a request for handicapped - accessible sidewalks to Buildings E, F, G, H, J, and M; and 3) a request for the "as - built" location of clustered mailboxes, Stonington Circle. 2. The owner of record is Homestead Design, Inc. 3. The subject property is Residential 7 Zoning District. 4. The plans consist of one (1) sheet entitled, "Utility Plan — Eldredge Street & Stonington Circle O'Brien Home Farm Old Farm Road South Burlington, Vermont", prepared by Krebs & Lansing Consulting Engineers, Inc., dated May 1, 2001, last revised on 5/19/04. - 1 - �f DECISION Motion byM &0�C�/� , seconded by 1691V to approve Final Plat Application #SD-04-42 of Homestead Design, Inc., subject to the following conditions: 1. All previous approvals and stipulations shall remain in effect, except as amended herein. 2. This project shall be completed as shown on the plans submitted by the applicant, as amended by this decision, and on file in the South Burlington Department of Planning and Zoning. 3. If the coverage on the subject property is being altered through the proposed project, the new coverage calculations shall be submitted to the Administrative Officer, prior to recording of the final plat plans. 4. Any changes to the final plat plan shall require approval of the South Burlington Development Review Board. 5. The final plat plan shall be recorded in the land records within 90 days or this approval is null and void. The plan shall be signed by the Board Chair or Clerk prior to recording.
