HomeMy WebLinkAboutCU-97-0000 - Decision - 0100 Old Farm RoadSTATE OF VERMONT COUNTY OF CHITTENDEN �% �' U CITY OF SOUTH BURLINGTON On the 8th day of September, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding the conditional use application of Eric Kennaugh, co -applicant Daniel and Leo O'Brien, Kimball Avenue across from INS building. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: FINDINGS OF FACT 1) The area in question is zoned I-C District. 2) Section 15.20 Conditional uses sub section 15.208 Outdoor recreational facilities requires approval by the Board of Adjustment. 3) The proposed use golf practice range will operate on a 15 acre parcel, with an overall lot size 78 acres. 4) The practice range will have a 25'x 100' covered tee -box and a 12'x 12' equipment shed. 5) The Board finds that the Performance standards, sub section 9 Direct glare are complied with based on testimony presented by Sean Martin representing Musco Lighting, Inc Conclusion 1) There is no adverse impact on municipal facilities, because sewer usage is only 45 g.p.d. maximum - existing capacity available at Airport Parkway treatment plant. Water usage 30,000 gpd; letter on record from South Burlington Water Department, ref. demand can be met. 2) Traffic impact should not be a problem, maximum of three employees, use would generate an average of 50 vte's daily. 3) Applicant has been granted a permit by the Department of Agriculture to apply pesticides. 4) Applicant has submitted a Turf Management plan prepared by Green Space and Environmental/Turf services dated 1/28/97. 5) Hours of operation 8:00 A.M. to 11:00 P.M. seven days per week, season may start as early as April 15th. 6) Applicant is required to secure F.A.A. approval and Act 250 permit. 7) Chittenden County Regional Transportation Planner has reviewed this project. No major concerns or comments. 8) General character of area is developed with industrial and commercial use. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to operate a golf practice range on a parcel of land containing 15 acres, located on Kimball Avenue across from the INS building. Stipulations: That the proposed equipment shed must be used for storage of equipment, golfingRguipment and attendant shack.
