Project Narrative The Rendalls own 3.92-acre property with an existing 4-bedroom single family home, and wish to subdivide the property into a 2.986-acre property ("Lot I") and a 0.930-acre property ("Lot 2"). The Lot 1 house will remain a single-family home; the only change is to disconnect the existing in -ground septic system and connect the house to municipal sewer, as per permit W W-4-4518-1. The house is already connected to municipal water. Lot 2 is proposed for a future 4-bedroom home, to be located within the building envelope shown on the plans. This building is not planned for construction at this time. This building envelope avoids impact to the existing wetland and wetland buffer on the property. The future 4-bedroom home will also be connected to municipal sewer and water. An easement will be provided to allow the existing municipal water line to extend through Lot 2 to service Lot 1 and upstream users. In order for the Lot 2 driveway to be directly across from the driveway for 50 Old Farm Road, which is desired by City of South Burlington, a single large maple tree will need to be removed. No other street trees will need to be removed. We request that a landscape mitigation plan not be required for the removal of a single tree. 2. The existing edge of wetland buffer is in a wooded area. No clearing of the woods is proposed. Th woods will act as demarcation of the wetland buffer. Chapter 22o and the Vermont Rules of Environmental Court Proceedings. 2.WATER SUPPLY 2.1 Lot 2 - The components of the potable water supply herein approved shall be routinely and reliably inspected during construction by a Vermont Licensed Designer (or where allowed, the installer) who shall, upon completion and prior to occupancy of the associated building, report in writing to the Drinking Water and Groundwater Protection Division that the installation was accomplished in accordance with the referenced plans and permit conditions, as specifically directed in Condition #1.5 herein. 2.2 Lot 1 is approved for the existing connection to the water supply system owned by the City of South Burlington as depicted on the plan(s) stamped by the Drinking Water and Groundwater Protection Division. The project is approved for 540 gallons of water per day. 2.3 Lot 2 is approved for connection to the water supply system owned by the City of South Burlington as depicted on the plan(s) stamped by the Drinking Water and Groundwater Protection Division. The project is approved for 540 gallons of water per day. 2.4 The landowner shall install and maintain backflow prevention devices that conform to Vermont Department of Public Safety standards and NFPA 13 for any connection of a sprinkler fire suppression system to a public drinking water system. 2.5 This permit is based, in part, on a determination by the municipality that sufficient capacity exists in the municipal water supply and associated water distribution system to accommodate the design flow of this project. This permit does not imply that the municipality will grant allocation for the project subject to this permit to physically connect to or receive water from the municipal water supply. It is recommended the landowner forward a copy of the final municipal allocation to the Drinking Water and Groundwater Protection Division with the installation certification required by Condition 1.5 of this permit for inclusion in the project file. -3.WASTEWATER DISPOSAL 3.1 The components of the wastewater system herein approved shall be routinely and reliably inspected during construction by a Vermont Licensed Designer, who shall, upon completion and prior to occupancy of the associated building, report in writing to the Drinking Water and Groundwater Protection Division that the installation was accomplished in accordance with the referenced plans and permit conditions, as specifically directed in Condition # 1.5 herein. 3.2 This project is approved for connection to the City of South Burlington Airport Parkway wastewater treatment facility as depicted on the plan(s) stamped by the Drinking Water and Groundwater Protection Division. The project is approved for 210 gallons of wastewater per day for each lot.
