HomeMy WebLinkAboutSP-91-0000 - Decision - 1200 Airport DriveFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Hertz Corporation for construction of a new 644 square foot office/storage building and 370 square foot addition to an existing building used for car rental business, Burlington International Airport. On the 19th of November, 1991 the South Burlington Planning Commission approved the request of Hertz Corporation for site plan review under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of the construction of a 644 square foot office/storage building and a 370 square foot addition for storage and entry to the service building. The new office/stor- age building will replace a 288 square foot office trailer which has been used for several years. 2. The project site is located within the Airport zone just north of the FAA control tower. It is bounded on the north and east by a taxi runway, an the south by the FAA control tower and on the west, by Park. & Fly. This site is shared with National Car Rental. Both agencies use this site -to store and service rental Vehicles. 3. Access Circulation: Access to the site is via a two (2) way service road connected to the one --way main terminal access drive. The site is not accessible to the general public. A chain link fence completely surrounds the site and the access gate is locked at night. Circulation pattern is acceptable. 4. Parking: No additional park.ing needed since the new building is to replace art existing office building and the general public will not. use the site. 5. Landscaping: The landscaping requirement for this project is $1260. This site is hidden, from view and not accessible to the general publd.c. Therefore, this additional landscaping would be of greater benefit to the public if it were place elsewhere on airport property. 6. Lighting- No new lighting proposed. 7. SewerR The sewer allocation for this project is 60 gpd. This is based on four (4) additional employees. The $2.50 per gallon fee would have to be paid prior to permit. 8. Other: Two (2) existing dumpsters will be screened with a six (6) foot. cedar screen. DECISION & CONDITIONS Based (.:in the above Findings of Fact, the South Burlington Plan- ning Commission approves the site plan application of Hertz Corporation for construction of a new 644 square foot office/storage building and 370 square foot addition to an existing building used for a car rental business as depicted on a four (4) page set of plans, page one entitled "Hertz Burlington International Airport, South Burlington, Vermont, Site Plan," prepared by Michael Dugan and dated 10/8/91, last revised 11/11/91, with the following stipulations: 1. The applicant shall post a $1,260, 3-year landscaping bond prior to issuance of a zoning/building permit. Prior to permit, applicant shall submit to the planner a letter from BIA which indicates the type, size and number of landscaping species to be planted on Airport property and an indication of the general location where landscaping will be installed. 2. The Planning Commission grants an additional sewer allocation of 60 gpd. The applicant shall pay the $2.50 per gallon sewer fee prior to permit. 3.
