Burlington, VT 05401 South Burlington Zoning Board of Adjustment Review Criteria for 69 Bartlett Bay Road 1. The small lot size allows for a 25'x 25'ft. building. The current size of my house is 24" x 25'. 2. No addition Gan take place in conformity to current zoning. 3. The current house and lot were purchased in 1990. No changes have been made by me to the size or shape of the house or lot. We have in the past stored our recreational and outdoor items such as bicycles, lawn mowers, a small boat and various tools in my mother-in-law's garage across the street. Other items such as bee hives, lumber and gardening supplies have set out at the side of our house. The garage across the street will no longer available to us starting in September. Unless we are able to build our own garage we will be required to store all of our "junk" outside. Regardless of how neatly its stored, the result will be unsightly and I am sure offensive in some degree to our neighbors. It will also expose these items to excessive exposure from the elements. I am asking for the variance to remedy these problems. 4. No other houses on our street meet current zoning requirements as shown by attachment to my application. My neighbors have seen the plans and have voiced no objections. I have enclosed a sheet with their signatures. 5. The proposed addition is for a one car 30'x 15'garage and a 6'x10' open porch. This will increase the total lot coverage by 510 s.f. from the current 600 s.f. toll!10s.f.. It also allows 10 feet side lot clearance that even though it does not meet the R-1, it does meet R-4 requirements. I have modified the plan to leave out any rear expansion. Because of the configeration of the electrical service and panel, the only access to the garage is through a side door that exits to the outside near the current front entrance. The small porch will provide a slight amount of sheltered access between the garage and house.
