Re: Findings of Fact, application of City of Burlington to amend
a previously approved plan for a 15,400 square foot aircraft
component facility (light industrial). The amendment consists of
making minor site modifications, 860 Army Guard Road.
On the 4�- i5 day of October, 1997, the South Burlington City
Planner approved the request of City of Burlington to amend a
previously approved site plan under Section 26.10 of the South
Burlington Zoning Regulations based on the following findings:
1. This property located at 860 Army Guard Road lies within the
Airport Industrial District. It is bounded on the north by several
other airport related buildings, on the east by Army Guard Road, on
the west by undeveloped land, and on the south by a wetland.
2. The only issues affected by this amendment are as follows:
3. Parking: No additional spaces required. The handicapped space
shown on the approved plan should be stripped on the pavement.
4. Landscaping: Minor landscaping changes were made. Plantings
not yet planted should be planted prior to issuance of a
Certificate of Occupancy/Compliance.
5. Access: A gravel driveway was constructed to provide access to
a new overhead door.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington City
Planner approves the application of City of Burlington to amend a
previously approved plan for a 15,400 square foot aircraft
component facility (light industrial). The amendment consists of
making minor site modifications, 860 Army Guard Road, as depicted
on a plan entitled "Site and Landscaping Plan `Record Drawing,'"
prepared by Webster -Martin, Inc., dated August 1997, with the
following stipulations:
1. All previous approvals and stipulations which are not being
superseded by this approval shall remain in effect.
2. Prior to issuance of a Certificate of occupancy/Compliance, the
applicant shall stripe the handicapped space as shown on the
approved site plan.

3. Prior to issuance of a Certificate of Occupancy/Compliance, the
applicant shall plant all landscaping noted on the approved plan as
to be planted.
4. Any change to the site plan shall require approval by the South
Burlington Planning Commission.
