MCKENZIE DATE: AUGUST 31, 1972 In reviewing the study plan as submitted these are a few findings: 1. The entire area being considered is zoned Residential District A. (single family; one acre minimum) 2. Lots 1-2-and 3 appear to be under the minimum required. 3. The plan shows two parcels of land set-off as parks and or open space for a total of 5.67 acres which is approximately 5 per cent of the total parcel. �+. As for relocating the seasonal stream, be advised that this stream will flow in the spring of the year at a width of over 50 feet, and therefore, consideration of the manner of workmanship must be a factor. 5. Soil conditions - Vergennes; clayey texture. Understand developer will create leaching beds. 6. Water is to be provided from water storage tank located 1.5 miles northerly on Dorset Street. Submitted by, Richard Ward MEMORANDUM TO: SOUTH BUR LINGTON PLANNING COMMISSION FROM: RICHARD WARD, ZONING ADMINISTRATOR STTBJECT: SUBDIVISION OF BLAIR FARM, BY JOHN A. MCKENZIE DATE: SEPTEMBER 8, 1972 Since the last work session (Thursday, August 31, 1972) with Mr. McKenzie, a revised plan has been submitted. The division planned is for a total of 36 lots ranging from two acre to seven acre parcels. The proposed roadway has been relocated along with the recreational area. The stream will remain as is. The question raised regarding the construction of buildings within a certain number of feet from a stream, has been investigated by this writer. Presently the regulations as applied by the State are "that no construction is allowed within two feet of the highest known flood water elevation of any lake or stream affected". Three road openings are expected to serve the entire 104 acres. MEDIPROP - TIMBER LANE Forest Park is presently Planned District. Rezoned in June 1967. Approval of the multi use project of the Forest Park Development was granted on a review of building by building basis. Proposal is to construct a complex containing 22,470 square feet of floor area on a six (6) acre tract of land. Sewer is located on Timber Lane, presently a gravity 8" line flowing to a city controlled pumping station located at the entrance to Timber Lane at Kennedy Drive. Proposed plan shows two curb cuts from Timber Lane, none from Kennedy drive. Presently some of the existing tree growth is tagged.
