HomeMy WebLinkAboutSP-88-0000 - Decision - 0030 Airport RoadFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Peter Judge of JDS for construction of an 8800 square foot mixed use (retail/office) building at 30 Airport Road. On the 29th of March 1988, the South Burlington Planning Commission approved the request of Peter Judge represented by Boehm Associates for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is proposed from a 22 foot wide driveway. 2. CIRCULATION AND PARKING: Circulation is shown on 2 sides of the proposed building with a 22 foot wide aisle on the eastern side and a 24 foot wide aisle in the back parking lot. The 6400 square feet of office requires 26 spaces and the 2400 square feet of retail requires 16 spaces for 42 total spaces. The plans show 40; the Commission required the six spaces in front to be seeded and grassed and not used unless determined by the Planner to be needed for parking. The first five spaces on the east shall be moved to the 5 foot set back line, increasing the aisle width. 3. LANDSCAPING & SCREENING: An $8600 landscaping bond shall be posted prior to permit with a 2 year bond term. The parking lot at the rear shall be graded and sloped to drain to the building. Dumpster location shall be shown on the plan, screened and approved by the Planner prior to permit. Nothing shall be placed in the area reserved as a turn -around area on the west side of the lot. 4. OTHER: Plans shall be revised to show manhole and inlet details and submitted to the City Engineer for approval prior to permit. Retail space is limited to 2400 square feet.
