CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application of Ralph Goodrich Green Acres,
Inc., for reactivation of the quarry operation at Green Acres,
Hinesburg Road.
On the 24th of February 1987, the South Burlington Planning
Commission approved the request of Ralph Goodrich, Green Acres,
Inc., for site plan approval under section 19.10 of the South
Burlington Zoning Regulations based on the following findings:
1. TRAFFIC ACCESS: Access is approved to Hinesburg Road through
the 80 foot right-of-way which is the proposed Swift Street
Extension. This access will be built after the access to
Brownell Road in Williston is being used. The road shall be
constructed with an 18 inch thick gravel base plus a sand
cushion. It shall be 24 feet minimum width and shall be upgraded
to City standards upon any future development in this area. The
intersection with Lane Press Drive shall be signed so that quarry
traffic yields to Lane Press traffic. A $1147 contribution shall
be made towards the Hinesburg Road/Kennedy Drive intersection
improvement fund based on the 18 trip ends during th peak hour
generated by this development.
3. LANDSCAPING & SCREENING: A landscaping bond in an amount
determined by the City Planner shall be posted prior to permit.
Revised plans shall be submitted to the Planner for approval
prior to permit and shall have 3-4 inch caliper street trees
planted 60 feet on center. They shall be planted before the
access road is used.
OTHER: A performance bond to guarantee site restoration in Phase
III shall be posted prior to permit in an amount determined by
the City Planner. The quarry may operate soley between the hours
of 7:00 A.M. and 6:00 P.M. Monday through Friday and 8:00 A.M.
and 6:00 P.M. on Saturday. Prior to permit the applicant shall
provide the City Planner with noise data to show that the project
shall fully comply with Table II, part 3 of the South Burlington
Zoning Ordinance. If the planner does not find full compliance,
