RE: 510 Shelburne Rd Project
Hello,
We are Mike & Jill Diemer, owners of the Clock Tower Square, just across the street (north) from the
proposed building @ 510 Shelburne Rd. We have owned and operated the site for over 20 years. First,
as the Town and Country Motel and then as Clock Tower Square, which has retail and residential
apartments.
We are happy to hear there will be some new life put into the property next door; however, we have
some specific concerns that we would like to address.
1.Contaminated soil. As you know, the Old Citco site has contaminated soil. We are concerned
this contamination may seep over into our property. We had our property tested at one point,
it was not contaminated, therefore, we would like to request that it be monitored for future,
potential, contamination.
2.Set back/height. We invested significant money in the Clock at Clock Tower Square. It is for the
community as well as our brand. If the requested setbacks/height waivers are allowed the new
building site lines would block the clock tower face.
3.Restaurant.
•When we built the commercial building, we were told we were not allowed to have a
restaurant. If a restaurant were allowed at 510 Shelburne Road, we believe we should
receive an exception allowing us the opportunity to rent the lower level of 12 Bacon
Street as a restaurant as well.
•We have heard that the proposed restaurant at 510 Shelburne Road may be a Dunkin
Donuts. At certain times of the day it is significantly hard to make a left hand turn out
of Bacon Street onto Rte 7 Shelburne Rd. Adding the increased level of traffic a Dunkin
Donuts coffee shop could generate, would make Bacon street dangerous.
•Any restaurant will create additional noise to our commercial residents and most
especially of to residential residents. Therefore, we are requesting that if a restaurant is
approved that you simply flip your existing plan and have the restaurant and the brick
wall on the South side of the site while moving the Bank to the Bacon Street side. This
would help ensure the peaceful environment our residents expect. If you had a popular
restaurant, it could get very loud, especially if people want to gather outside more often
than inside.
4. Curb Cuts/ Traffic: the Citco station had 5 entry points. 2 on Shelburne Rd/Rte. 7- 2 on
Bacon St and one near Walgreens. If you remove the Shelburne Road access points, you put all
of that traffic on Bacon St. We say “remove all” because we do not believe the City will approve
the proposed entry from Route 7 & just north of the traffic light. It is too close to the
intersection; the crosswalk and the right hand turn off Farrell Street onto Shelburne Rd. It
simply does not appear safe. Considering this aspect, most traffic will be directed onto Bacon St
which already has left hand turn (onto Shelburne Rd) issues.
We ask that the South Burlington Development Review Board take into consideration our experience
and concerns with the use of Bacon Street when considering this project.
