Thank you for your patience over the holidays. Here is some guidance as requested as you prepare for your form based code site plan. Please share this information with Dave as well.
Application
Scroll down to the forms called “FBC submission checklist,” “FBC Transect 3 & 3+ Building Envelope Standards & Self Evaluation Checklist,” and “Form Based Codes Area Site Plan Application.”
You’ll need to provide all three. Application fee for 4 units will be $553.

Parking
For 2+ bedroom units in multifamily buildings, you must provide 1.5 spaces per dwelling unit plus 0.75 additional “guest” space for every 4 units. So for your 4 unit building, you’d
have to provide 7 spaces. If you don’t reserve more than 1 space per unit (ie each unit only has one assigned space), you do not have to provide any additional “guest” spaces, so you’d
only need 6 total. This information is on the top of p 233 in the Land Development Regulations.
Parking Screening
Where there is a fence between the property and the adjacent yard to the south, we consider you do not need to provide additional headlight screening but we would welcome the neighbor
to provide comment. As you will be required to hold a neighborhood meeting, they’ll have the opportunity to do so.
Open Space
You must provide 100 square feet of qualifying open space on site per unit, or 400 square feet of open space. Open space may take the forms described for the T3 district on p 112 of
the Land Developent Regulations. Specific requirements for each open space are in Appendix F, found on p 339-340.
There is also a minimum landscape budget, of which 70% must be in trees and shrubs and the remaining 30% of the may be provided in other hardscape features listed in Table 8-3 on p 115
of the Land Development Regulations.
