Meeting held at the Holiday Inn, 1068 Williston Rd., South Burlington, VT 05403

Peter Smiar from VHB presented the project. He mentioned that comments made at the meeting will be part of the public record or attendees may submit written comments directly to zoning.
The scope of work is as follows:
Site plan application #SP-19-50 of Champlain School Apartments Partnership to construct a 101 room hotel, renovate an existing hotel, construct related site improvements, and construct
approximately 250 feet of a future public street, 1068 Williston Road.
Viewed existing site plan slide, and final site. Highlighted were a relocate driveway, a new city street, stacked parking on the north side, and new parking where the Holiday Inn pool
and 1 story portion of the building are now. Then he showed the landscaping plan, bike rack, streetscape, how the new street comes onto the property and the enhanced plantings to make
it seem like one area. Peter pointed out the small planting area in front of Holiday Inn with tree islands and plantings.
The questions and comments are as follows:
Are there separate lobbies?
Yes. The Hampton lobby will be accessed from a covered entrance on the south side. The Holiday Inn will have a new mini lobby and will be primarily entered from the southwest corner
of the building.
All the work is permitted as 1 project. While the Hampton is under construction the Holiday will have a temporary lobby and entrance. Once the Hampton is completed work will commence
on the Holiday, though there will likely be overlap.
With the Form Based Code, how close will the building be to the road(s)?
Peter noted that the building has been put as close as possible to the property line on the south side. The adjacent property is State Highway. He also noted they moved the right of
way closer to the new building to conform to the FBC requirements and have sufficient patio area.
Given complexity how will it impact the intersection?
Rather than have the owner responsible for the changes to the intersection, the City opted for a contribution by the owner toward a future intersection realignment. This project will
be done by the City and will realign the right turn, left turn and through lanes as you come to the intersection from the west on Williston Rd. Signal changes, crosswalks, etc, are
part of a future plan to link all parts of the South Burlington downtown.
How many parking spaces will there be?
183. The new bylaw in South Burlington does away with downtown parking requirements except for residential. The City does not prescribe the number of parking spaces.
A comment was made by one of attendees that he sees limited food and beverage service at both sites.
Joe Larkin indicated that was correct, mostly limited to some function space of top floor of Hampton.
Has FD agreed with turning radii for fire equipment?
Yes. The design team met with the Fire Marshal and he approved the design.
A comment was made that the new building is good at this location. It is the best use of this space. The building anchors Dorset Street and the downtown area well.
Schedule?
3/15/20 start. Entire project will take 2 years+, depending on phasing.
