SITE PLAN APPLICATION #SP-17-69
FINDINGS OF FACT AND DECISION
North American Breweries, hereinafter referred to as the applicant, is seeking after -the -fact
approval to amend a previously approved plan for a 57,137 sq. ft. light manufacturing facility
(brewery) and 48 seat restaurant. The amendment consist of: 1) site modifications, 2) adding two
(2) waste tanks, and 3) showing a concrete pad and stone in place of previously shown building,
Bartlett Bay Road.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
The applicant is seeking approval to amend a previously approved plan for a 57,137 sq. ft.
light manufacturing facility (brewery) and 48 seat restaurant. The amendment consist of:
1) site modifications, 2) adding two (2) waste tanks, and 3) showing a concrete pad and
stone in place of previously shown building, 5 Bartlett Bay Road.
2. The owner of record of the subject property is Antonio B. & Rita M. Pomerleau Foundation.
3. The subject property is located in the Commercial 2 Zoning District.
4. The application was received on October 3, 2017.
5. The plan submitted is entitled "Lot I Site Plan" ' prepared by Civil Engineering Associates,
Inc., dated 7/27/17, and last revised on 10/04/17.
DIMENSIONAL REQUIREMENTS
6. Coverages remain unchanged.
7. Setback requirements are being met.
SITE PLAN REVIEWSTANDARDS
Only the standards below are affected by this application. All other standards will continue to be
met.

Bicycle Parking
The applicant will comply with Section 13.14 of the LDRs to include the new type and location for
bicycle racks, to accommodate the minimum requirement of two (2) (50% of requirement) short-
term bicycle parking spaces.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-17-69 of North American Breweries, subject to the following conditions:
1. All previous approvals and stipulations which are not superseded by this approval will
remain in effect.
2. This project must be completed as shown on the plan and will be on file in the South
Burlington Department of Planning and Zoning.
3. The applicant must obtain a zoning permit within six (6) months pursuant to Section 17.04
of the Land Development Regulations or this approval is null and void.
4. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior
to use of the site modifications.
5. Any change to the site plan shall require approval by the South Burlington Development
Review Board or the Administrative Officer.

a Notice of Appeal with the secretary of the Development Review Board. This Notice of Appeal
must be accompanied with a $233 filing fee and be filed within 15 days of the date of this decision.
The applicant or permittee retains the obligation to identify, apply for, and obtain relevant state
