This project, consisting of converting the garage of an existing
single family residence into a home catering (bakery) business,
no employees or public access, utilizing municipal water and
sewer ( a maximum of a 100 gallons a day of additional wastewater
generated), located at,78 Barrett Street in the City of South
Burlington, Vermont is hereby approved under the requirements of
the regulations named above, subject to the following conditions.
GENERAL
1. This permit does not relieve the permittee from obtaining
all other approvals and permits as may be required from the
Act 250 District Environmental Commission, the Department of
Labor and, Industry (phone 828-2106 or 658-2199), the Vermont
Department of Health (phone 863-7220), and local officials
PRIOR to proceeding with this project.
2. No alterations to the building that would change or affect
the exterior water supply or sewage disposal, or the
approved use of the building shall be allowed without prior
review and approval from the Agency of Natural Resources.
3. In the event of a transfer of ownership (partial or whole)
of this project, the transferee shall become permittee and
be subject to compliance with the terms and conditions of
this permit.
4. By acceptance of this permit, the permittee agrees to allow
representatives of the State of Vermont access to the
property covered by the permit, at reasonable times, for the
purpose of ascertaining compliance with Vermont
environmental /health statutes, and regulations, with this
permit.

5. The only persons approved to work on the project premises
shall be the business owners residing on the premises.-
6. The public shall not be allowed to use the water or
wastewater systems that serve the project.
WATER
7. The project is approved for water supply by the municipal
water system. No other means of obtaining potable water
shall be allowed without prior review and approval by the
Wastewater Management Division.
SEWER
8. The project is approved for connection to the Airport
Parkway wastewater treatment facility for a maximum of 100
gallons of sewage per day.

I started a small home bakery seven years ago after leaving
IBM. I came to this decision because it allowed me to be
at home with my three young children and still be able to
help out with the family income. My oldest son Larry is
graduating from Mater Christi School this year. We chose
to move to South Burlington because of the school system
and the neighborhood. My family and I would like to
continue with the life style that we have had for the
past seven years and with your blessing continue my small
in home bakery.
2. The three most important reasons why I can't continue my
small bakery:
1. My kitchen is located on the second floor.
2. My kitchen is to small.
3. To costly to alter the kitchen to accommodate family
use and small bakery.
The back half of our already finished garage is ideal for
the small bakery since it is large enough and at ground
level and also will easily accommodate the bakery.
3. We didn't create any hardships. The hardships are within
the structure.
4. The small bakery will not alter the essential character
of the neighborhood. It will not impair the appropriate
use or development of adjacent property. It will not
be detrimental to the public welfare.
Pesponse is yes. If the variance is authorized it will
represent the least modification possible of the zoning
regulations.
I have applied for a variance from the City of South
Burlington to run my home bakery out of my garge on
Barrett Street. It was formerly run out of my home in
Burlington with minimal traffic.
This is not a retail bakery. Once or twice a week I
have a distributor pick them up.
