Re: Lease Agreement dated August 22, 2017, (the "Lease"), by and between Heathcote
Associates, L.P., (the "Landlord") and Oriole 1, LLC d/b/a Orangetheory Fitness, (the
"Tenant"), for approximately 3,026 square feet of Gross Leasable Area (the "Demised Premises")
located at the Gateway Shopping Plaza in South Burlington, VT (the "Shopping Center").
Signage Approval Notice #3
Dear Tenant:
Pursuant to the Lease, at Tenant's sole cost and expense, Tenant shall install, maintain and
repair all Tenants' signage throughout the Term of the Lease.
In response to your recently submitted signage rendering and spec sheet for the Demised
Premises at the Shopping Center, Acadia Realty Trust hereby grants consent for Tenant and it's sign
company Capital Sign Group LLC to install standard storefront signage at the Demised Premises, (see
attached signage rendering), provided the following conditions are met prior to the start of any
work:
A. All required permits and licenses must be submitted to Landlord.
B. Tenant's installer must provide a valid insurance certificate and executed hold harmless
agreement, and
C. Tenant's installer must patch and seal any penetration to the facade.
