HomeMy WebLinkAboutSD-19-27 - Supplemental - 1505 Dorset Street (107)WARRANTY DEED KNOW ALL PERSONS BY THESE PRESENTS that DORSET MEADOWS, ASSOCIATES, LLC, a Vermont limited liability company with a place of business in Essex, County of Chittenden and State of Vermont (“Grantor”), in consideration of the sum of Ten and More Dollars, paid to its full satisfaction by the CITY OF SOUTH BURLINGTON, a municipality located in the County of Chittenden and State of Vermont (“Grantee”), by these presents, does hereby GIVE, GRANT, SELL, CONVEY and CONFIRM unto the said Grantee, CITY OF SOUTH BURLINGTON, and its successors and assigns forever, a certain parcel of land located in the City of South Burlington, County of Chittenden and State of Vermont (the “Premises”), described as follows, viz: Being a strip of land for public roadway and related utility purposes over an unimproved strip of land, being a twenty-six foot wide (26’) strip depicted as “Linnea Drive” as shown on the following plats entitled: “Dorset Meadows, Overall Site Plan,” prepared by O’Leary Burke Civil Associates, PLC, and recorded in Map Slide ___ of the City of South Burlington Land Records; “Dorset Meadows, Site Plan (North),” prepared by O’Leary Burke Civil Associates, PLC, and recorded in Map Slide ___ of the City of South Burlington Land Records; and “Dorset Meadows, Site Plan (South)”, prepared by O’Leary Burke Civil Associates, PLC, and recorded in Map Slide ___ of the City of South Burlington Land Records (“Plats”). Being a portion of the land and premises conveyed to Dorset Meadows Associates, LLC by Warranty Deed from Trampas Demers and Emily Demers dated September 12, 2017 and recorded in Volume 1391 at Page 110 of the City of Burlington Land Records, and being more particularly described therein as follows: Reference is hereby made to the above-mentioned instruments, the records thereof and the references therein contained in further aid of this description. TO HAVE AND TO HOLD the said granted Premises, with all the privileges and appurtenances thereto, to the said Grantee, CITY OF SOUTH BURLINGTON, and its successors and assigns, to their own use and behoof forever; and the said Grantor, DORSET MEADOWS ASSOCIATES, LLC, for itself and its successors and assigns, does covenant with the said Grantee, and its successors and assigns, that until the ensealing of these presents, Grantor is the sole owner of the Premises, and has good right and title to convey the same in the manner aforesaid, that the said Premises are FREE FROM EVERY ENCUMBRANCE, except as aforementioned; and it hereby engages to WARRANT and DEFEND the same against all lawful claims whatsoever, except as aforementioned.
