Re: Findings of Fact, application of Shelburne Plastics to amend a previously approved site plan
for a 33,840 square foot light manufacturing facility. The amendment consists of adding three
(3) parking spaces, 8 Harbor View Road.
On the 2. day of November, 1997, the South Burlington City Planner approved the request
of Shelburne Plastics to amend a previously approved site plan under Section 26.10 of the South
Burlington Zoning Regulations based on the following findings:
1) This project consists of amending a previously approved site plan for a 33,840 square foot light
manufacturing facility. The amendment consists of adding three (3) parking spaces. The only
issues affected by this amendment are parking and coverage.
2) Coverage: Building coverage is 30% (maximum allowed is 30%). Overall coverage is 65.7%
(maximum allowed is 70%). Front yard coverage is 16.7% (maximum allowed is 30%).
3) Parking: A total of 24 parking spaces are required and 33 spaces are being provided including
two (2) handicapped spaces and a bike rack.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington City Planner approves the site plan
application of Shelburne Plastics to amend a previously approved site plan for a 33,840 square
foot light manufacturing facility. The amendment consists of adding three (3) parking spaces, 8
Harbor View Road, as depicted on a two (2) page set of plans, page one (1) entitled, "Shelburne
Plastics Lots 4 & 5, Bartlett Property Harbor View Road South Burlington, Vermont," prepared
by Krebs & Lansing Consulting Engineers, Inc., last revised on 8/13/97, with the following
stipulations.
1) All previous approvals and stipulations which are not superseded by this approval shall remain
in effect.
2) Any change to the site plan shall rel appro al by the South Burlington Planning
Commission.
