Re: Findings of Fact, application of Robert Chittenden, for
an 11,000 square foot addition to_Chittendens— Cider Mill at
1580 Dorset Street
On the 24th day of October 19_ 8 , the
South Burlington Planning Commission approved or ckaxdaut the
request of apx�licant
for ito plan approval under Section 11_7o
Of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS - The two existing curb cuts suffice, primarily
due to the overhead doors on the north and south sides of the
building, plus the relatively low traffic volumea on Dorset
Street.
2. CIRCULATION AND PARKING - Are adequate for present levels
of business; additional parking may be required, if warranted,
per sti-pulation #2 of this approval_ There is enough room
on this property to expand the existing parking lot in
excess of ordinance requirements._
3. LANDSCAPING & SCREENING- Quality and quantity of proposed
plantings are appropriate for the size and location of the
proposed addition. $1320 credit is allocated to existina
vegetation.
