HomeMy WebLinkAboutSD-05-71 - Decision - 0895 Dorset StreetCITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING HOMESTEAD DESIGN - PLANNED UNIT DEVELOPMENT 895 DORSET STREET FINAL PLAT APPLICATION #SD-05-71 FINDINGS OF FACT AND DECISION Homestead Design, hereinafter referred to as the applicant, is seeking to amend a previously approved planned unit development consisting of 89-multi-family units in 24 buildings. The amendment consists of revising the footprints of buildings N,O, and P, Songbird Road. The Development Review Board held a public hearing on August 16, 2005. Bill Nedde represented the applicant. Based on testimony provided at the above mentioned public hearing and the plans and supporting materials contained in the document file for this application, the Development Review Board finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking to amend a previously approved planned unit development consisting of 89-multi-family units in 24 buildings. The amendment consists of revising the footprints of buildings N,O, and P, Songbird Road. 2. The owner of record of the subject property is Homestead Design, Inc. 3. The subject property is located in the Residential 2 (R2) Zoning District. 4. The plan submitted consists of a one (1) sheet entitled, "Site Plan Heatherfield Dorset & Spear Streets South Burlington, Vermont", prepared by Krebs & Lansing Consulting Engineers, Inc., dated 5/14/03, last revised on 7/29/05. ZONING DISTRICT & DIMENSIONAL REQUIREMENTS C_R2 Zoning District [_Required Proposed Min. Lot Size 11,000 SF 44.78 acres_ Max. Building Coverage 20% 7.9% Max. Overall Coverage 40% 20.6% 4 Min. Front Setback 30 ft. 7 ft. Min. Side Setback 5 ft. ft. Min. Rear Setback 5 ft. _>5 >5 ft. zoning compliance # waiver granted pursuant to Section 15.02(A)(3) of the Land Development Regulations - 1 - Other The applicant is proposing to decrease the building areas of three buildings. The decrease in square footage represents less than .02 percent of the lot size. This decrease has no negative impact on the project as proposed and approved in August, 2004. FINDINGS OF FACT Motion by LZ seconded by (lf(G1 HK to approve Final Plat Application SD-05-71 of Homestead Design, Inc. subject to the pp pp g 1 following conditions: 1. All previous approvals and stipulations shall remain in full effect, except as amended herein. 2. This project shall be completed as shown on the plat submitted by the applicant, and on file in the South Burlington Department of Planning and Zoning. 3. Any changes to the final plat plan shall require approval of the South Burlington Department Review Board. 4. The final plat plan (sheet SP-6) shall be recorded in the land records within 180 days or this approval is null and void. The plan shall be signed by the Board Chair or Clerk prior to recording.
