Andy Rowe FROM: Marla Keene, Development Review Planner SUBJECT: #CO-23-07 303 Market Street – conditions of approval DATE: April 27, 2023 Pursuant to a site inspection on April 27, 2023, the following list of items must be addressed prior to issuance of a permanent CO for the work approved in site plan application #SP-21-036A. 1. Long Term Bicycle Parking – long term parking for 61 bicycles is required, including 39 spaces at front of stalls and 22 on common racks. The temporary common racks shall be replaced with racks spaced suitably for use by adult bicycles and otherwise compliant with the standards of LDR 13.02C(2). 2. Landscaping – landscaping shall be installed as shown on approved plans, with changes to telecom cabinet screening as shown on approved as-built plan “Landscaping Plan” (sheet 4) dated 4/24/2023 3. Paving & striping a. Path on Garden Street must be paved and thermoplastic markings installed b. Final coat of pavement on driveway and parking areas needs to be installed c. Permanent striping to be painted/placed as shown on approved plans 4. Site Amenity – community garden planters must be installed and permanent stabilization established. 5. Garden Street driveway – temporary barriers consist of barrels. Barrels will be augmented with lumber to continue to allow emergency access. 6. Stormwater – southeast corner of infiltration chamber system shall be fully buried and permanent stabilization established. Erosion control measures must be property maintained until the system is fully buried and ground surface is stabilized. 7. Artwork – artwork shall be installed as shown on nine page artwork submission dated January 31, 2023.
