HomeMy WebLinkAboutSD-01-68 - Decision - 0008 Catkin Drive#SD-01-68 FINDINGS OF FACT AND DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Final plat application #SD-01-68 of The Schoolhouse Learning Center, Inc. to amend a previously approved planned residential development consisting of: 1)160 single family units, 2) 60 duplex units, and 3) a 60 student private school. The amendment consists of parking, landscaping and site modifications to the private school, 8 Catkin Drive. On the 18t` of December, 2001, the South Burlington Development Review Board approved the request of The Schoolhouse Learning Center ,Inc., seeking final plat approval under Section 204 of the South Burlington Subdivision Regulations based on the following findings: 1) This project consists of amending a previously approved planned residential development consisting of. 1)160 single family units, 2) 60 duplex units, and 3) a 60 student private school. The amendment consists of parking, landscaping and site modifications to the private school. 2) The owner of record is The Schoolhouse Learning Center, Inc. 3) This property lies within the Southeast Quadrant and the Conservation and Open Space District. It is bounded on the north and south by a PRD common area, on the west by Catkin Drive and on the east by residential development. 4) The only issues effecting this application are landscaping and coverages. 5) Landscaping: The landscape plan was altered due to site conditions. The minimum landscaping requirement of $9500, based on construction cost, is still being met. Installation includes Common Lilac, Honeylocust, Norway Spruce, Apple, Junipers, Arborvitae, and Silver Linden. 6) Coverage/Setback: Building coverage remains unchanged. Overall coverage changes from 5.6% to 5.1% (maximum allowed is 40%). Setbacks are met. 7) Parking: This project requires a total of 8 spaces. This plan reduces the number of proposed spaces from 100 to78. Three (3) accessible spaces are provided. DECISION AND CONDITIONS Based on the above Findings of Fact, the South Burlington Development Review Board approves final plat application # SD-01-68 of The Schoolhouse Learning Center, Inc. to amend a previously approved planned residential development consisting of. 1) 160 single family units, 2) 60 duplex units, and 3) a 60 student private school. The amendment consists of parking, landscaping and site modifications to the private school, 8 Catkin Drive., as depicted on a plan entitled "Schoolhouse, Inc South Burlington Vermont Site Plan" prepared by Llewellyn -Howley Inc., revised by Deni Kornbluh and Kip de Moll, with a revised date of 11/06/01, with the following stipulations: 1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2) Any change to the plat plan shall require approval by the South Burlington Development Review Board. 3) The final plat plan shall be recorded in the land records within 90 days or this approval is null and void. The plan shall be signed by the Board Chair or Clerk prior to recording.
