No Text ZONING VARIANCE R= JEST 19 Sherry Road Mclean residence 10/23/95 Criteria 1.2: * The existing house at 19 Sherry Road is a small ranch (816 sq ft) that sits 24' from the property line bordering 25 Sherry Road (on the left), and 29' from the property line bordering 68 Oakwood Drive (an irregularly shaped lot on the right). Our driveway is on the right side of our lot, 35' from a small . stream that runs ;through part of the W at, 68 Oakwood Drive. * Building a 24' x 30' garage / addition to living space as indicated in the sketch brings us to 5' of the property line bordering 68 Oakwood Drive, and 15' of the property line also bordering 68 Oakwood Drive. The property line bordering 25 Sherry Road is unaffected. * The existing house does not conform to the 30' distance to the property line from the back (24' from line). * Location of the garage / addition must be in front of the driveway. * Addition of living space is gained by building above the garage area Putting a second floor on the existing structure is not feasible, as the existing structure is cement block (all the way up) with a crawl space, and may not support a second floor. Criteria 14: * Unnecessary hardship is avoided by building adjacent to an open space of 60, to the property line of 15 Sherry Road, and designing a structure pleasing to the eye (slight setback from the existing house, professionally designed by Green I& Builders). * Neighborhood character is enhanced by this garage / addition, as we are presently one of the smallest, least invested in houses in this neighborhood. A similar garage addition was built recently three houses away at 11 Woodside Drive . * The adjacent property behind 68 Oakwood Drive can not be developed, as it contains a,minor stream. Criteria 5* • This structure represents the minimum variance to zoning regulations needed -to support the growing needs of our two -child, two -car, two job family of four.
