Respectfully submitted, Stephen Page Planning Assistant MEMORANDUM TO: SOUTH BURLINGTON PLANNING COMMISSION FROM: RICHARD WARD, ZONING ADMINISTRATOR RE: SITE PLAN REVIEWS: 100 DORSET STREET SHOPPING MALL, TOWN & COUNTRY FURNITURE SHOP AND GULF OIL CO. DATE: FEBRUARY 6, 1976 100 Dorset Street Shopping Mall Proposed is an addition containing approximately 4300 square feet, one story - 1536 square feet is addition to Eastern Mountain Sports, remaining square footage is additional retail shops. This proposed addition was granted a variance by the Zoning Board of Adjustment on January 19, 1976 - provisions considered were Section 11.15, Multiple uses and Section 13.40, Off- street parking. Multiple use provides for only one use per lot - the proposed plan would allow for up to four more uses. Off-street parking - Table I provides for a minimum of 449 parking spaces. Modifications within the existing parking area would allow for 225 spaces, or 50% of the required spaces. The Zoning Board of Adjustment granted a variance stipulating that a minimum of 218 spaces be provided. Landscaping within the parking lot will be rearranged to allow for 218 spaces. Town & CountryFurniture Shop Proposed is the conversion of Valuga Sports, plus an addition 36' x 40' to the rear of existing building to be used as a furniture shop. Parcel in question is located within two zoning districts; BR District a depth of 300 feet and R4 District. (25,500 square feet in BR and 6,375 in R4). Existing building contains 21g80 square feet. Use is allowed. All dimensional requirements are conforming. Parking required by Section 13.40: 33 spaces a minimum of 106 square feet and 2 spaces at 250 sq. feet (unloading & loading area). - 2 - Proposed parking for 33 spaces will require paving rear portion of lot within BR District, R4 area to remain undeveloped. Planning Commission required to consider a reduction of two spaces or greater (50% of required being 18 spaces). Additional landscaping is proposed along the southerly property _line to screen rear yard from residential area located on Imperial Drive. Twenty-six evergreens (arborvitae) 4 - 5 feet high spaced 5 feet on center, estimated cost of landscaping ?by this office) $650.00. Mr. Lash would be agreeable to erecting a stockade fence, which might provide .for better screening. Gulf Oil Company Service station located at 1041 Shelburne Road to be razed, new building 24,10" x 706" with canopy extension over pump island will replace existing building. Zoning Board of Adjustment will consider this proposal on Monday, February 9, 1976.
