South Burlington Planning Commission approved or XWtOVd the

for Plan Ap= roval under Section j i - 7o
of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS- Adeauate Additional traffic will be staggered
and will be off.-peak.thereby not worsening existing congested
conditions at intersections.
2. CIRCULATION AND PARKING - Adequate.
3. LANDSCAPING $ SCREENING - Plantings in front of building
to be shifted so as not to block doorway. Additional plantings
around sign at front of property.

STIPULATIONS
For the Site Plan Application of SBC Burlington Corporation
for a 90-seat theatre addition in Burlington Plaza Shopping Center
as depicted on a plan entitled "Alterations and Additions, Cinema
1,2 and 3,"prepared by R.I. Lamphere Corporation, dated March 2, 1981:
Stipulations:
1) Landscaping in front of the building, as proposed in the recent
Welby application, shall be relocated so as not to be directly in front
of the new cinema entrance.
2) A landscaping bond of $1000 shall be provided.
3) A revised site plan containing information required from stip-
ulation 1, shall be submitted prior to issuance of a building permit.
