Re:_ Findings of Fact, application of Robert Limoge,
for a 30 unit Motel at 833 Queen City 57 oa
On the 26th. day of July 19 77 , the
South Burlington Planning Commission approved or:ffl,,,bCd the
request of Robcrrt Blanchard,. owner's a -;ent
for Site Plan Approval under Section 11.70
of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS The connector between the existing and
proposed motels will aid internal circulation; the potential
access from the existing motel to the shopping center will
improve the safety of access and egress; access to the
proposed motel from the curb cut on :)ueen City lark Road
is sulficlent.
2. CIRCULATION AND PARKING Adequate as shown - meets the
reouirements of the ordinance.
3. LANDSCAPING & SCREENING Adequate as s-Cioi,,m; credit for
existing trees shall be determined after construction.

On the 26th. day- of _ July 19 77, the
South Burlington Planning Commission,appxDved the
request of Robert Blanchard, owner's agent
for under Section 11.70
of the South Burlington Zoning Regulations subject to the
following conditions:
1, Directional signs sha_1 be posted, and pavement arrov,s sainted,
so as to show the clockwise circulation pattern.
2. Storm drainage shall be reviewed and approved by the City Engineer.
3. A landscaping bond of $6200 shall be posted; credit for existing
vegetation shall be as approved by.the Planning Assistant.
4. A sidewalk shall be extended across the frontage of the property.
5. Bonds for cur>ing shall be posted, in an amount to be determined
by the City Engineer.
6. An access point to the Justgold property one wa,kF-in, from existing
Mapleleaf motel shall be shown on the plan; applicant shall pave an
inter -connecting access to*Justgold in the event abuttor's permission
can be obtai.ned; such an access shall be located so as to discourage
high speed "through" traffic and serve local circulation purposes.
7. The interconnecting access shown on the plan shall be retained.
S. Entrance width to the proposed motel shall be 241.
