Dugan, Gary Farrell, Jeff Davis, Marsha Smith, Dominic Marabella, Andy Barawski, Nancy McClary, Carl Lisman No._1 Review of Allenbrook variance granted September 1981 conditions of approval Mr. Spitz stated that.the variance had been granted for a 10 month period last year, and that it should be .reviewed and extended for an indefinite period now, if the Board so wished. Mr. Marabella handed to the Board letters dated September 8 and October 19, 1981, and July 6, 1982 (copies on file with Zoning Administrator). He went through the points in the July 6 letter. Ms. Pizzagalli said 34 questionnaires were sent to neighbors and 23 were returned. Of the 23, 21 were positive. Mr. Guyette suggested the results of the questionnaire be sent to neighbors and Ms.. Pizzagalli felt that was a good idea. The extension was approved unanimously. Mr. Reed arrived at this time. No. 2 Appeal of Allen Building Corporation, Nile Duppstadt, agent Appeal of Allen Building Corporation, Nile Duppstadt, agent, seeking a variance from Section 6.00, Permitted uses and Section 11.00, Dimensional requirements of the South Burlington Regulations. Request is for permission to construct a three unit dwelling on a lot containing approximately 27,000 sq. ft., located on Quarry Hill Road, bounded by properties of Horizon Heights and University of Vermont. Mr. Spitz said the area was zoned R4 and that the maximum allowed density was a two family dwelling. Lot size for the R7 zone is 6500 sq. ft. per dwelling unit. This lot contains 26,789 sq. ft. A variance was granted on 3/5/79 for this use, and no change to that proposal is being requested. Horizon Heights is zoned R7. Mr. Spitz read the condition for the March approval (see those minutes). That approval has expired, and he is asking to reactivate it. Mr. Duppstadt said the only changes from the last request were that the units were slightly larger and the parking configuration is a little different. He hoped to make these apartments, not condominiums. The appeal was granted unanimously.
