The existing land is a bare lot in zoning district T3. The development will consist of one four unit residential building; a 4 unit shed structure, 8 parking slots, and landscaping. All of units will be affordable at 80% or less of median and will remain perpetually affordable by legal contracts. They will be purchased by the Partner Families who will contribute significant volunteer time to Habitat for Humanity building and fund raising efforts. The new development conforms to elements required per Neighborhood Envelope Standards per section 8.12 of the LDR’s including but not limited to lot width, lot coverage, use, frontage, entrances, and glazing. See the attached Self Evaluation for detailed line item review of each requirement. There will be no phasing; all construction will be completed at once. There are no public infrastructure improvements proposed as part of this project. Site Information See attached civil drawing by Lakeside Environmental (A. Stout) which details disturbance, construction, and site layout. We do not anticipate the needs for any fill except final topsoil required for landscape plan and driveway coating. Green Mountain Habitat for Humanity manages construction waste and does not use a dumpster. There is a construction support container on site which will be removed at end of project.
